We will contact you in Spring and Fall to schedule maintenance on your air conditioning system. We do everything we can to prepare for the hot, humid and intense summers we face here in Texas. Our goal is to keep your air conditioning and heating system running efficiently – nobody likes untimely breakdowns and/or the resulting repairs.

What Does Our Maintenance Plan Include?

 

Spring Check:

  • Check air filters
  • Check for adequate refrigeration charge
  • Check condenser coils and clean if necessary
  • Lubricate motor
  • Check condition of fan blade for tightness
  • Check and tighten electrical connections
  • Check condensing motor and amps
  • Check condensation drain clear if accessible
  • Check blower motor and lubricate
  • Check thermostat and cycle system
  • Check evaporator coil if accessible
  • Check capacitor/relays/contactors
  • Check for vibration and noise
  • Check running amperages

Heating Inspection (Electric Heat) Heating Maintenance:

  • Check air filter as applicable
  • Check blower motor and lubricate
  • Check fan cycle with strips
  • Check limit and wiring for safety
  • Check thermostat, calibrate
  • Check safety from combustibles
  • Check heat strip sequencer

Heating Inspection (Gas Fired):

  • Inspect burners and clean
  • Inspect flue pipe and draft diverter
  • Check blower motor and lubricate
  • Check for gas leaks and pressure
  • Check pilot and test pilot clean as necessary
  • Check and adjust fan control
  • Test limit safety
  • Check thermostat and heat anticipator
  • Check gas valve and ignition
  • Check furnace wiring
  • Inspect heat exchanger if accessible
  • Check for combustible material near furnace

Heat Pump Inspection:

  • The same as the Spring Check PLUS heating inspection
  • Check reversing valve operation
  • Ensure proper air flow
  • Check emergency or supplemental heat
